Construction Progress Inspection

New home construction or renovation is a complex process involving lots of different trades. While it is the job of your general contractor to make sure that tasks are done correctly, Sun Valley Home Inspections LLC can serve as your objective outside source to monitor your building progress and quality. During the inspections we compare the quality of workmanship on your home to the National Home Builders Association (NAHB) Residential Construction Performance Guidelines. It’s imperative to have someone on your side during all of the key stages of a home's construction process.  

SVHI proposes a multi-visit construction inspection package that might include a site visit at the conclusion of any or all of the following key stages: Foundation, framing, rough plumbing, electrical and mechanical, insulation and drywall, and pre-closing. New Home Warranty (One-Year Anniversary) Inspection

Your new home is under a builder warranty for one year. Pre-Renovation Inspection

We’ve all heard about how renovations can quickly become nightmares when surprises appear once demolition begins. All too often, estimated costs for even the simplest of renovations skyrocket. To help avoid this, Sun Valley Home Inspections LLC will inspect your home with your renovation plan in mind and inform you of structural or other obstacles that you or your renovator might run into. Four-Point Insurance Inspection

A Four-Point Insurance Inspection is typically performed for a homeowner when requested by their insurance company to obtain a new insurance policy or renewing an existing policy. A Four-Point Insurance Inspection is far less in scope (and expense) than a standard home inspection. This Four-point Insurance inspection is a limited, visual survey of the heating/air conditioning, roof, and electrical and plumbing systems. Following the inspection Sun Valley Home Inspections LLC will provide your insurance company with an industry recognized written report. 

 

Mold Surface Sampling

When mold is suspected during a home inspection your SVHI inspector is equipped to take surface samples using Bio-Tape, which consists of a flexible plastic microscope slide with a pre-defined adhesive area that allows for a tape lift imprint. Each slide is provided with a unique serial number for traceability and packed in a slide mailer to prevent cross contamination.  

Samples are sent to Environmental Microbiology Lab, Inc. where analysis includes a determination of whether spores present are indicative of mold growth or simply a mix of spores coming in from the outside (normal fallout). If mold growth is present, analysis includes identification to genus or group and a qualitative assessment of the amounts present. A general assessment of non-biological debris and other relevant commentary are also included.
